The front of Kendalls Cottage in Windmill Lane, Dorridge in Solihull, is enhanced by the wisteria that grows up it, adding colour and character.

Tucked away along a private drive, Kendalls is set amid four acres of delightful gardens and adjoining land.

Built on the site of a former cottage in the 1970s, the house is bright and well-presented accommodation.

To the front is an enclosed porch. This has access to a recently refurbished guest cloakroom. A central reception hall has oak strip flooring, stairs and sliding doors to the garden at the back.

The hallway is open to the lounge with a beam above the entrance. There is another above the feature inglenook fireplace. To the front there is a bay window with window to the garden at the back.

On the other side of the hallway is a long dining room, again with views to the front and back.

Doors leads from here into a good sized utility and from there into the attractive kitchen/breakfast room with bow window. This has a ceramic tiled floor with underfloor heating, and an excellent range of painted units with part Iroko hardwood and part granite surfaces. A central island with pan drawers provides useful storage as well as work space. This kitchen has a Belfast sink and includes an integrated dishwasher, and a four oven Aga with twin hobs and side warming plate. A walk-in pantry offers more storage.

On the first floor a galleried landing leads to five bedrooms. The master suite has wardrobes and an en suite with shower, basin, toilet and bidet. Bedroom two also has an en suite with shower, toilet and basin.

There are three other bedrooms, two of them with wardrobes. The fifth bedroom would make a suitable study.

In the family bathroom there is a bath, toilet and basin.

Outside there are picturesque gardens and rural views.

The formal garden lies predominantly to the front and side of the property. It is laid to lawn interspersed with a variety of mature specimen trees and shrubs, including apple tree, weeping willow, silver birch and evergreens.

At the back of the house is a raised terrace and a further lawn, leading down to a natural area and eventually to Dorridge Park. The public space can easily be accessed by a nearby pathway making it perfect for anyone with dogs or children.

A detached double car port provides garaging.

The house has easy access to Dorridge village which is situated on the edge of open countryside. It has an excellent selection of local shops, highly thought of infant and primary schools, a station with commuter services to Birmingham and London, and bus services to Knowle and Solihull.

The NEC, Birmingham International Airport and Railway Station are a 15 minute drive away while the M42 provides fast links to the M1, M5, M6 and M40.
